Indoor Air Quality Testing

🌬️ Indoor Air Quality (IAQ) Testing

Advanced Mold Air Sampling for Hidden or Non-Visible Issues

Indoor air quality testing is designed for situations where a visual mold assessment cannot locate a source, or when clients are experiencing symptoms, odors, or concerns that aren’t explained by visible conditions. NYS law focuses on visual mold assessments first, but air testing plays a valuable supporting role when:

  • No visible mold is found

  • A musty odor exists without an identifiable source

  • Occupants are sensitive to mold or indoor allergens

  • The home has a history of water intrusion

  • You want baseline IAQ data before purchasing a home

  • You need additional clarity beyond what can be seen

At John Fox Inspections LLC, we use the latest, high-resolution analysis systems from Sporecyte, one of the most advanced mold testing labs available. Their reports include detailed spore identification, high-magnification imagery, and extremely consumer-friendly summaries.

🔎 What Is Indoor Air Quality (IAQ) Mold Testing?

IAQ testing involves collecting an air sample from inside the home — or multiple locations if needed — and comparing it to an outdoor control sample. This gives us a clear picture of whether indoor air contains elevated levels of:

  • Mold spores

  • Allergens

  • Water-damage indicator species

  • Abnormal fungal growth patterns

IAQ testing is especially useful when no visible mold is present during a NYS-licensed visual mold assessment, but there are still concerns about air quality or hidden moisture.

🧪 When IAQ Testing Is Appropriate

IAQ is recommended in cases such as:

✔ Unexplained musty odor

No visible mold, but the environment suggests microbial activity.

✔ Known sensitivities or medical concerns

People with allergies, asthma, compromised immunity, or mold sensitivity often benefit from data-driven clarity.

✔ After remediation

Some clients want post-remediation baseline testing for peace of mind (when permitted and appropriate).

✔ Suspected hidden mold

If the visual assessment finds conditions conducive to growth, but no visible colonies.

✔ Homebuyers wanting a full IAQ profile

Especially in older homes or properties with past water issues.

✔ Establishing baseline air quality

Before renovations, occupancy, or new tenancy.

Note:
IAQ testing does not replace a mold assessment, and NYS law does not require lab testing when visible mold is present. Testing is an optional add-on used in cases where visual evaluation alone cannot answer the question.

🧭 What Buyers Can Expect During IAQ Sampling

1. Professional Air Sampling Equipment

We collect calibrated air samples using industry-standard cassettes and pumps. This ensures accurate spore capture and reliable results.

2. Outdoor Control Sample

Always included — essential for interpreting indoor readings correctly.

3. Indoor Samples Targeted to Concern Areas

We may collect samples from:

  • Basements

  • Living spaces

  • Bedrooms

  • Attics (rare and situation-dependent)

  • Areas with odor or moisture concerns

4. Laboratory Analysis by Sporecyte

Sporecyte provides one of the most advanced consumer-facing mold reports available. Their analysis includes:

  • High-resolution imagery of identified spores

  • AI-assisted classification

  • Clear descriptions in everyday language

  • Severity ratings and risk interpretations

  • Recommendations for next steps

Clients consistently find Sporecyte reports easier to understand than traditional lab sheets.

5. Full Report Review & Explanation

We walk you through the results, including:

  • Whether indoor spores exceed outdoor levels

  • Whether the species present indicate hidden growth

  • What environmental conditions may be contributing

  • Whether further investigation is recommended

  • Whether remediation is warranted or not

You get clarity, not confusion.

🎯 Why IAQ Testing Matters

IAQ testing provides valuable insight when:

  • The home “doesn’t smell right”

  • Allergy symptoms appear indoors

  • A visual mold assessment finds no visible mold

  • You want documentation for peace of mind

  • The property has a history of leaks or moisture

  • You’re making a large investment and want deeper certainty

IAQ testing offers data-backed reassurance — or identifies hidden issues before they become expensive.
