 A home inspection should actually tell you what’s going on with the house — not bury you in 90 pages of filler. My structural home inspections meet (and usually exceed) state standards in NY, MA, VT, and CT. You get a full top-to-bottom evaluation: roof, attic, structure, electrical, plumbing, heating, cooling, foundation — the whole deal.

Every inspection includes the option to add chimney camera, sewer camera, and mold assessment services for a genuinely complete look at the home.

Pricing starts at $249 for homes under 2,000 sq ft, including a complimentary mold assessment if we’re in NY and mold is discovered. Add $100 for each additional 1,000 sq ft.

Radon is invisible, odorless, and the only way to know if it’s a problem is to test. We use modern digital radon monitors that give accurate readings fast, usually the same day as your inspection.

If elevated levels pop up, we confirm it with a 48-hour test under closed-home conditions so you get a reliable result. You’ll know exactly where the levels stand and whether mitigation is needed.

 Your sewer line is one of the most expensive parts of the home — and you can’t see it without a camera. A sewer scope lets us find issues like roots, blockages, deterioration, cracks, and improper installation before they turn into a repair.

For $99, you get crystal-clear video and a straight answer:
Is the sewer line good, fixable, or in need of replacement?
This is one of the highest-ROI inspections you can add during a home purchase.

 A chimney can look perfect on the outside while hiding cracks, blockages, or structural issues on the inside. With a chimney camera, we can see the full flue from top to bottom to make sure it vents safely and is actually usable.

If you’re buying a home with a fireplace or wood stove, this is one of the smartest add-ons you can choose.

If you see staining, smell something musty, or have moisture concerns, air sampling will tell you what’s really going on. We collect indoor samples and compare them to outdoor levels so you get a clear picture of whether mold levels are normal or elevated.

This can catch hidden problems behind walls, in HVAC systems, or anywhere moisture has built up.

Early detection = fewer surprises and healthier air.

 If the home has a private well, you want to know that it can actually keep up with normal use. When you book a structural inspection + water test, the well flow test is free.

We run the well at a minimum of 3 GPM for an hour to make sure it maintains pressure and volume. Issues with recovery rates, pump performance, or pressure drop show up fast during this test.

Water samples are sent to one of the highest-rated labs on the East Coast, with options for bacteria, metals, minerals, VOCs, FHA/VA packages, or custom panels. Whatever you need, we can test it.

 Termites, carpenter ants, carpenter bees, and powderpost beetles can do serious damage before anyone notices. We check the foundation, framing, basement/crawlspace, exterior, and any suspect areas for activity or conditions that attract these pests.

If we find something, you’ll know exactly what it is, how severe it is, and what the next steps are.

 New York:
If mold is found during a structural home inspection, we provide a complimentary mold assessment.
NY law requires mold assessment and mold remediation to be handled by two different parties — which protects you from conflicts of interest. We identify what’s wrong, document it, and outline the exact steps needed to fix it. After remediation, we come back to verify everything was done correctly.

MA, CT, VT:
If mold is present, it’s fully documented in your home inspection report — no separate assessment required.
